Why Perth chooses Black Swan.
Most of our commercial clients come to us after a cleaner who was cheaper on paper but expensive in time — missed shifts, growing scopes and invoices nobody could reconcile. This page sets out exactly what changes when your programme is documented, insured and accountable.
Black Swan vs typical Perth options
Eight criteria, stated plainly. The typical column describes common market patterns — not any one competitor — so you can score your current provider against it yourself.

Our commercial cleaning process
Five steps from first enquiry to an accountable, ongoing programme — the same process for every site we look after.
- 01
Site Inspection
We walk the site and count what is actually there — areas, amenities, access, frequency and any consumables required.
- 02
Tailored Proposal
A written scope and fixed monthly price, itemised by area and task so you sign off the programme, not an estimate.
- 03
Professional Cleaning
The same police-checked, inducted team cleans to the agreed schedule and documented standard.
- 04
Quality Check
A supervisor walk-through after the first few shifts confirms the standard is being met and catches anything before it becomes a habit.
- 05
Ongoing Quality Reviews
Monthly reporting, scheduled check-ins and a named escalation contact keep the standard holding in month six.
What regular cleaning returns
A cleaning contract is a small line item that protects much larger ones. Where the return shows up:
Asset life
Carpets and hard floors maintained on a programme outlast floors cleaned reactively — replacement is the real cost.
Fewer hygiene complaints
Washrooms and kitchens cleaned nightly stop being a facilities inbox issue.
Client-ready spaces
Reception, meeting rooms and glass are always at the standard your clients see, not the standard after a busy week.
Audit trail
A documented scope and monthly reports give procurement and building management something to hold — and to show.
Commitments we put on paper
Three promises with paperwork behind them. If it is on this list, it appears in your quote or service agreement — not just on this page.
$20M public liability
Every programme is covered. A certificate of currency is supplied with your quote and confirmed in writing before work begins.
24-hour re-clean policy
If anything is missed, tell us within 24 hours and we return to re-clean the affected areas — no argument, no extra charge.
$50 deposit, credited
Bookings are secured with a $50 deposit that is credited in full to your final invoice. Cancellation terms are disclosed in writing before you pay.
We do not hold ISO certification. Our framework is verified insurance, police checks and documented WHS records — see the evidence list on our About page.
Common commercial cleaning questions
Straight answers to the questions Perth facilities managers ask before changing providers.
Scheduled cleaning of business premises — offices, strata common areas, retail and industrial sites — delivered under a written scope with set frequencies, vetted staff and reporting. It differs from domestic cleaning in scale, insurance requirements and accountability.
A typical office scope covers workstations and hard surfaces, phones and monitors sanitised, bins relined, washrooms and kitchens cleaned and restocked every visit, entry glass and touchpoints daily, plus a programmed floor cycle — carpet extraction and strip-and-seal — written into the contract rather than quoted as extras.
Washrooms and kitchens should be serviced every working day. Workstations typically run three to five nights a week depending on headcount and foot traffic, with high dusting monthly and carpet or hard-floor programmes quarterly. The walk-through sets the right cadence for your site.
Contracts are usually priced as a fixed monthly figure after a walk-through. The levers are floor area and layout, washroom and kitchen count, cleans per week, after-hours access, and whether consumables are supplied. Our calculator gives an indicative figure (Incl. GST · indicative), and the exact number follows the written scope.
Walk-through first, then a written scope you sign off, then a fixed monthly figure against that scope. Reviews are built in — monthly reporting and a quarterly scope review — and exit terms are in writing before the first shift.
